Una delle propriet\u00e0 che sono state analizzate come parte di CRAVEzero<\/strong> \u00e8 l’Isola nel Verde, un condominio a Milano, Italia. <\/p>

\u201cAbbiamo esaminato attentamente la struttura dei costi e i processi di pianificazione di 12 progetti dimostrativi NZEB<\/strong> in Austria, Francia, Italia e Svezia per identificare una base di costo per l’acquisto, la manutenzione e il funzionamento di diversi componenti, inclusi i sistemi di recupero del calore, solare installazioni termiche e involucri edilizi “, ha affermato Tobias Weiss, che lavora come project manager di CRAVEzero presso AEE INTEC con sede in Austria. Le combinazioni che sono soggette agli stessi standard di efficienza per involucri edilizi, riscaldamento e ventilazione e sistemi di energia solare sono evidenziate nello stesso colore. <\/em><\/p>

Ai fini del calcolo, si presume che i prestiti abbiano una durata di 25 anni e un interesse del 3% con un’inflazione del 2% e un tasso di sconto nominale del 3%. <\/p>

Il grafico sopra mostra i costi del ciclo di vita (LCC) di centinaia di varianti per l’Isola nel Verde in Italia. I costi specifici vanno da 2.800 a 3.600 EUR \/ m2 (fattore: 1.3). La stima dei costi per l’edificio attuale era di 3.615 EUR \/ m2, suddivisa tra 1.899 EUR \/ m2 (53%) per l’edificio stesso e 1.716 EUR \/ m2 per il suo funzionamento (energia, manutenzione e simili). Per quanto riguarda la domanda di energia primaria, alcune varianti differiscono addirittura di un fattore 2. <\/p><\/blockquote>

Se l’Isola nel Verde fosse stata costruita in linea con le normative edilizie comuni, che richiedono l’aggiunta di una pompa di calore ad aria ma senza sistema di ventilazione \/ energia primaria la domanda sarebbe stata compresa tra 140 kWh \/ m2 e 210 kWh \/ m2 all’anno. <\/p>

Le varianti pi\u00f9 ecologiche includono 72 m2 di area di collettori solari e un generatore fotovoltaico<\/a> da 14 kWp (punti viola) e riducono la domanda annuale di energia primaria per l’intera vita dell’edificio a circa 100 kWh \/ m2. <\/p>

\u201cIl calcolo delle varianti di LCC \u00e8 quindi un passo fondamentale nel processo di pianificazione integrata di edifici a energia zero<\/strong>. Altrimenti, si corre il rischio che architetti e ingegneri ottimizzino i componenti pensando solo alla loro area specifica e perdano di vista gli obiettivi condivisi \u201d, ha affermato Weiss. Le varianti, compresi i sistemi solari termici hanno costi del ciclo di vita pi\u00f9 bassi rispetto a tutte le opzioni di Isola nel Verde. Questi sistemi possono comportare un leggero aumento dell’importo iniziale dell’investimento, ma risparmieranno ogni anno somme di denaro crescenti a causa dell’aumento dei costi energetici nel corso della durata di 20 anni di un collezionista.
